Our position, stated plainly

FlatFix365 is an agent and introducer. We do not carry out building, electrical, gas, cleaning or legal work ourselves. We introduce you to independent vetted trades, accredited assessors and SRA-regulated solicitors. The contract for the work is formed between you and that provider. They invoice you, they are responsible for the work, and they carry their own insurance. We are paid a referral fee by providers in our network, which never increases the price you are quoted.

Why local matters here

If a job is not worth doing, if replacing beats repairing, or if we genuinely cannot attend in the time you need - we tell you. Being wrong once costs a client forever.

No. FlatFix365 is an agent and introducer. We maintain a vetted network of independent Manchester trades and specialists, match your job to the right one, and coordinate the schedule. The contract for the work itself is between you and the trade or firm we introduce you to, and they invoice you directly.

Enquiring, being matched and receiving quotes is free to you. We are paid a referral or coordination fee by the trades in our network. That fee never changes the price you are quoted, and we do not rank trades by what they pay us.

Before joining we check identity and trading history, public liability insurance, and the registrations relevant to the trade - Gas Safe for gas work, NICEIC or NAPIT for electrical, Environment Agency waste carrier registration for clearances, SRA regulation for legal work, and accreditation for energy assessors. DBS checks are required where trades attend occupied homes. Registrations are re-checked when they expire.

For a typical private rented flat in England you will need a valid EPC of at least band E, an annual gas safety record if there is any gas, an EICR renewed at least every five years, working smoke alarms on each storey, a carbon monoxide alarm where there is a fixed combustion appliance, and a Legionella risk assessment. Licensable HMOs and buildings with communal areas carry further fire safety duties. Our compliance check confirms your exact position.

For lockouts, escaping water and total loss of power or heating we aim to have a trade with you within two to four hours in Greater Manchester, and locksmiths typically within thirty to ninety minutes. Attendance depends on trade availability at the time, and we tell you honestly if we cannot meet that.

Yes. We work with individual landlords, accidental landlords, letting and managing agents, block and build-to-rent managers, and owner-occupiers. Portfolio clients get consolidated certificate tracking across all their units.

Every trade on the network carries their own public liability insurance, which we verify and re-check at renewal. Because the work contract is with the trade, their policy is the one that covers the work, and we will confirm the cover in place before you book.
