Why it matters. A valid EPC must be given to prospective tenants and, under the Minimum Energy Efficiency Standards, most properties in England and Wales cannot be let with a rating below E unless a valid exemption is registered. Gas safety checks must be carried out every 12 months by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998, with the record given to existing tenants within 28 days and to new tenants at the start of the tenancy.
