Why it matters. A valid EPC must be given to prospective tenants and, under the Minimum Energy Efficiency Standards, most properties in England and Wales cannot be let with a rating below E unless a valid exemption is registered. A Landlord Gas Safety Record must be renewed every 12 months under the Gas Safety (Installation and Use) Regulations 1998. An EPC is generally valid for 10 years, though it is worth getting a new one sooner if you have made efficiency improvements you want reflected, or if the property's rating is close to the legal minimum.
Letting without a valid gas safety check is a criminal offence that can bring an unlimited fine or imprisonment in serious cases. Letting below the minimum energy efficiency standard without a registered exemption can bring a civil penalty. Both also weaken your position if you later need to serve notice on a tenant.
