Why it matters. Damp and mould is the single most common complaint from private renters in England. The government's most recent tenant research put it at 44 per cent of renters, and the English Housing Survey found damp in 11 per cent of privately rented homes - worse than any other tenure. Rented homes must be free from serious hazards including damp and mould under the Homes (Fitness for Human Habitation) Act 2018. Awaab's Law has applied to social landlords since October 2025, and the Renters' Rights Act 2025 carries the power to extend it to the private rented sector, which will bring fixed deadlines to investigate and fix.
