We match a vetted trade
We select from our Manchester network on three criteria only: the trade required, the certification the job legally needs, and current availability. Not on who pays us the most - that would make the whole thing worthless to you.

The job runs to the agreed schedule and you receive the evidence: certificates, photo reports and waste transfer notes. We store the expiry dates and prompt you before anything lapses.

What we do not do
A short list is more useful than a long one, so here is where our responsibility genuinely ends.
- We do not carry out the work. Every job is delivered by an independent third-party trade or firm.
- We do not employ the trades. They are independent businesses with their own insurance and obligations.
- We do not give legal advice. Legal matters go to SRA-regulated solicitors who advise you directly.
- We do not give financial or investment advice. Nothing here is a recommendation about property as an investment.
- We do not hold your money. The trade invoices you directly and you pay them, not us.
- We do not apply for your licences. We report your position, but an HMO or selective licence application stays with the owner.

Practical questions
With notice and agreement. For non-emergency work the tenant is normally entitled to at least 24 hours written notice and a visit at a reasonable time, and in practice we arrange a slot that suits them. We can liaise directly with the tenant, the concierge or your letting agent, and we can book lifts and loading bays in city centre blocks where that is required.
That is most of our clients. We arrange access, attend, and send you photo or video evidence plus the certificates. You never need to travel, and you never need to give a stranger your keys without a record of who holds them.
Yes. Plenty of clients have a decorator they like and just need the certified elements arranging. We will sequence around them.
No. There is no obligation at any point, and no cancellation fee at quote stage. If the price is wrong for you, say so - sometimes we can go back with a reduced scope that still solves the problem.
Raise it with the trade first, because the work contract and their insurance sit with them. But tell us as well - conduct affects whether a trade stays on our network, and we will help push it along. Our complaints procedure is set out in the legal section.
Where you are a consumer and the contract is agreed at a distance or away from the trade business premises, the Consumer Contracts Regulations 2013 normally give you 14 days to cancel. If you ask for work to start inside that period you may be liable for what has already been done. The trade will set out their own cancellation terms in the quote.
