Why it matters. Landlords must keep installations for the supply of water, gas, electricity, sanitation, space heating and water heating in repair and proper working order under section 11 of the Landlord and Tenant Act 1985. Loss of heating or hot water is treated as an emergency repair, and any work on a gas appliance requires a Gas Safe registered engineer.
Emergency leaks and no-heating calls prioritised, with a target attendance of 2 - 4 hours in Greater Manchester.
