Why it matters. A landlord poll found mice the most common infestation at 47 per cent, followed by rats at 39 per cent and insects at 26 per cent. Where an infestation is caused by disrepair or a defect in the building it is the landlord's responsibility to deal with, and a serious infestation can be a category 1 hazard under the HHSRS and make a property unfit for human habitation.
