What to know before you book
The Electrical Installation Condition Report, or EICR, is the document landlords in England need to prove the fixed wiring in a rental property has been checked and is safe. Any remedial work found is quoted separately once the inspection is complete. The electrician confirms a fixed price before testing begins.
At least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, and at the start of a new tenancy if the existing report has expired. A fresh EICR is also sensible after a significant electrical alteration such as a rewire or kitchen refit.
C1 and C2 findings, along with anything marked FI for further investigation, must be remedied within 28 days of the report, or sooner if the report specifies. The electrician re-tests and re-certifies the affected circuits once the work is done, and you receive an updated report to keep on file.
Local housing authorities in England can issue financial penalties of up to 30,000 pounds for a breach of the electrical safety regulations. An expired or missing EICR can also weaken your position if you need to rely on certain notice procedures, so keeping it current protects more than just safety.
